The Burleigh Tram Extension Has Redrawn the Gold Coast Property Search Map

For years, the southern end of the Gold Coast light rail line stopped at Broadbeach South. Burleigh Heads was close on a map but remained outside the tram network, leaving residents and visitors to bridge the last section by road. That changed in August 2026 when passenger services began running through to Burleigh.

The extension does not make every home near a station more desirable, nor does it guarantee a price rise. It does change the questions buyers should ask. Walking distance to a stop, noise exposure, traffic movements and the route to everyday services now carry different weight along the Broadbeach-to-Burleigh corridor.

This is the type of change that makes local comparison more useful than a broad suburb average. Buyers working with White Sand Buyers Agency can assess a property as part of its immediate pocket, rather than assuming every address in Burleigh Heads, Miami or Mermaid Beach receives the same benefit from the new connection.

A New Station Changes More Than the Commute

GoldlinQ says Stage 3 opened for passenger services on Sunday, 9 August 2026. The $1.549 billion project added 6.7 kilometres of track, eight stations and five light rail vehicles. The full network now covers 27 kilometres with 27 stations.

Those figures describe the infrastructure, but buyers experience it at street level. A unit that once required a bus connection or a car trip may now offer a practical one-seat journey north. For some households, that could reduce dependence on a second car and make a smaller parking allocation less troublesome.

There are trade-offs. Homes closest to the Gold Coast Highway may deal with tram movements, pedestrian activity and changed turning arrangements. A station that is convenient for one buyer may feel too busy for another, particularly if bedrooms or balconies face the corridor.

The useful measure is therefore not simply distance to rail. Buyers need to walk the route, check gradients and crossings, listen at different times and test how the station connects to work, school and shopping. A 700-metre walk along a comfortable street can be more practical than a shorter trip across a difficult intersection.

Burleigh and Miami No Longer Fit Their Old Search Profiles

Property searches often rely on familiar shorthand. Burleigh is associated with the beach and James Street, while Miami is frequently treated as a quieter neighbour. The tram adds another layer because the value of each location now depends partly on how easily an address connects to a station without surrendering the qualities that drew the buyer south in the first place.

That distinction matters for detached homes as well as apartments. A family may like the option of rail for older children but still prioritise a calm residential street. A downsizer may accept more activity in exchange for being able to reach Broadbeach or Surfers Paradise without driving.

Investors have a different calculation. Transport can broaden a tenant pool, but the purchase still has to work at the actual rent, body corporate cost and building condition. Paying a large premium for a vague promise of “tram-driven growth” can erase the practical benefit that made the property attractive.

The Better Question Is Which Properties Benefit

Major infrastructure invites sweeping claims, especially once a project moves from construction to operation. Yet two properties in the same suburb can respond differently. Position within the building, access to parking, exposure to road noise and the quality of the walking route can matter more than the suburb name printed on a listing.

Buyers should also separate an improvement that exists today from a future plan. Stage 3 is operating, so its route and stations can be tested. Speculation about later transport links should be treated differently because proposed infrastructure can be revised, delayed or cancelled.

The Burleigh extension has unquestionably altered movement along the central and southern coast. Its property effect will be selective rather than uniform. The strongest purchases are likely to be the ones that gain genuine convenience without asking the buyer to overlook an inferior building, compromised street position or unrealistic price.
